About This Seminar: This seminar will show you how to make projections in order to evaluate the profitability of a proposed real estate investment.  A simple rule of thumb when evaluating estate deal is this: If your payments are equal to or less than the rent of a comparable unit, buy it.  After that, determining whether it's a good buy becomes a bit more complicated. This seminar will cover these topics:

Residential Real Estate
•    How to use Zillow.com to gain a feel for residential values in your neighborhood of choice.   
•    How to use the S&P Case-Shiller Home Price Index.  Perhaps the most reliable indicator of actual housing prices, you will learn how to navigate their website to help you negotiate better prices.

Investment Income Real Estate

•    How to prioritize the sources of return from real estate
•    How to verify the accuracy of seller provided data
•    How to estimate the Annual Property Operating Income
•    How to project rents and vacancy factors
•    Assumptions, assumptions, and assumptions
•    Amortization of loan points, fees, and closing costs
•    Understanding financing options including adjustable or fixed rate financing, interest-only, negative amortization, and assumed loans
•    How to estimate Before and After Cash Flow
•    Understanding the cap rate
•    How to prepare a Resale Analysis
•    How to evaluate the key variables which impact profitability
•    How to calculate the internal rate of return (IRR), cash-on-cash return, and return on equity.

The seminar will conclude with an exercise showing how to put it all together in order to predict the profitability of real estate.
